Asphalt Shingles, Done Right

Shingles cost less than metal or slate and come in a wide range of colors. Architectural shingles are thicker and built in layers, so they look deeper than flat three-tab shingles and often carry longer warranties. A good shingle job depends as much on the underlayment, flashing, drip edge and vents as on the shingle itself.

Impact-rated shingles are made to hold up better against hail. They cost more, and whether they pay back depends on your house and your policy. Ask your insurer whether it offers anything for impact-rated shingles before you choose, and keep the answer in writing.

Where Shingle Roof Replacement Fits

  • Hail-prone springs. The National Weather Service lists April 28, 2012 among the area's historic hail storms, with baseball-size hail over St. Louis County. Impact-rated shingles are one option worth pricing.
  • Big old street trees. Shade keeps shingles damp, and dark algae streaks often follow. Algae-resistant shingles help. Leaves also pack valleys and gutters, so ask how the valleys will be flashed.
  • Summer heat. About 35 to 40 days a year reach 90°F or hotter, per the NWS. Good attic airflow keeps shingles from cooking from below, so ask about vents.
  • An overlay instead of a tear-off. In Florissant, MO, re-covering without a tear-off is allowed only once, as a single layer, and only over sound, flat, dry decking.
  • Color rules. If your subdivision has trustees, an HOA or indentures, check their color and style rules before anything is ordered.

The Cost of Shingle Roof Replacement

The two shingle rows come from different sites and years: the St. Louis range is a 2024 figure for the area, and the Missouri figure is a 2026 statewide average. Neither is our price or a bid. Steep pitches, dormers, extra layers and soft decking add to a job, and the roofer gives you the written number.

Inspection, Estimate, Install

  1. Send the details. The form asks about the house, the roof's age and what you've seen. We read it, ask anything we still need and set up the visit.
  2. The roofer looks things over. Expect measurements, a layer count, an attic check and photos, all done by a local roofer.
  3. Pick the shingle in writing. The estimate should name the shingle type, any impact rating, the underlayment, drip edge, flashing and vents.
  4. Settle the permit. A shingle-for-shingle job in the City of St. Louis skips the building permit unless over 25% of the sheathing gets replaced. Florissant wants a permit for every re-roof, issued by Public Works at City Hall, 955 rue St. Francois; homeowners may pull their own. Agree on who files.
  5. Install and checks. Florissant permits last 180 days, and the city checks the work three times, first in person at the bare decking. It also wants metal drip edge at shingle eaves. Anywhere, ask for deck photos and a nail sweep.

What Sets This Apart

We keep shingle talk plain: what each type costs, what your city asks for and what the estimate should show. Requests cost nothing, and the roofer sees the roof before naming any price.

  • Proof of coverage. General liability insurance and workers' comp, on paper, before work starts.
  • The right local paperwork. Missouri has no state roofing license, so in the City, ask to see the City graduated business license.
  • A registered warranty. Ask the roofer to register the manufacturer warranty and to put the labor warranty in writing.

Quick Answers

Are impact-rated shingles worth it?

They may be, especially on a roof hail has found before. They cost more than standard architectural shingles. Ask your insurer whether it offers anything for impact-rated shingles, and get the answer in writing. Then have the roofer price both options side by side so the choice is clear.

Can new shingles go over the old ones?

Sometimes, depending on your city. Florissant allows one overlay over sound, flat, dry decking and no more. Elsewhere, ask your roofer what the city allows. A tear-off costs more but lets the roofer replace soft sheathing and worn flashing. Either way, the estimate should name the method.

What are the black streaks on my shingles?

Dark streaks on shaded slopes are usually algae, common under big trees that keep a roof damp. At first they are mostly a looks problem. On a new roof, algae-resistant shingles are worth asking about, along with trimming branches that hang over the roof.

Does my HOA get a say in shingle color?

Trustees, an HOA or subdivision indentures may limit color or style, if your subdivision has them. Send them the roofer's shingle details and wait for a written yes before the order goes in. Changing colors after delivery wastes time and money.
