Roof Replacement Questions in St. Louis, MO

These are the questions homeowners in St. Louis, MO ask most about sending a request, checking out a roofer, permits and the Missouri rules that protect them. Every answer is open on the page. If yours isn't here, send it with the form and we'll answer it.

Roof Questions, Answered

A few answers send you to your insurer, your city hall or a state office instead of to us. That's on purpose, because those offices make the final decision.

Who actually works on my roof?

A local roofer who serves your part of the St. Louis area. We take your request, answer questions and set up the visit. The roofer handles everything on the roof itself: the inspection, the measuring, the written estimate and, if you hire them, the tear-off and the new roof.

Am I committed to anything once I send a request?

No. A request costs nothing and doesn't bind you to hire anyone. Many roofers write an estimate at no charge, though it's worth asking before the visit. You can read the estimate, get others and say no. We never hand out gifts, credits or rewards, and Missouri law bars roofers from doing so.

Which places do you cover?

The City of St. Louis, plus Florissant, MO in north St. Louis County, Chesterfield, MO in the west, and University City, MO, Webster Groves, MO and Kirkwood, MO in between. The service areas page lists the permit office for each one and has a quick check for your address.

How can I check out a roofer in Missouri?

Missouri has no state roofing license. Working in the City requires a City graduated business license; ask to see it, and the City's License Collector can confirm it. Kirkwood requires a city Contractor's Business License, and Webster Groves requires a Certificate of Registration for permit work. Everywhere, ask for proof of insurance and an itemized contract.

What about permits in St. Louis County?

It depends on the city. Florissant requires a building permit for every re-roof and allows a re-cover over the old roof only once, and only over sound decking. Chesterfield contracts with St. Louis County for permits. Elsewhere, your roofer should check with your city, or with the County if your city uses it, and you should agree on who files.

My insurer denied part of my claim. Can I cancel the roof contract?

For a contract paid through insurance, yes. After a written denial of any part of the claim reaches you, you have until midnight of the fifth business day to cancel. The contract must carry a bold cancellation notice and a form you can tear off. Any refund is due within ten days.

Can a roofer pay my deductible for me?

No. Missouri law says a contractor may not pay or rebate any part of your insurance deductible, or promise to. It also bars giving you a gift, bonus, coupon or credit tied to the job. Your deductible is yours to pay. If a roofer offers otherwise, treat it as a warning sign.

Someone selling roofs knocked on my door. Can I back out?

A sale made at your door can generally be canceled within three business days. Missouri has a home-solicitation law, and a federal rule covers many door sales over $25. Take your time before signing, and ask any seller for a written, itemized contract you can read away from the doorstep.

How much does a new roof cost around St. Louis?

Published 2024 figures from HomeBlue put installed asphalt shingles in St. Louis at about $5 to $8 per square foot, and metal at about $8 to $13. This Old House puts the Missouri average for a whole roof at about $6,931 (2026). The roof cost calculator turns those figures into a range for your house.
